THE 10% TRUTH: It is time to change how we list Park Homes for sale!

Hi everyone,

We all know that selling a park home comes with a massive frustration: the 10% commission fee that goes straight to the site owner. For too long, this fee has been quietly baked into the total asking price, leaving buyers confused and sellers out of pocket.

But what if we changed the rules of the game?

What if all park homes for sale were listed less the percentage for the park, and that 10% was listed explicitly as a separate "Park Charge"?

I have attached a mock-up image below of what this would look like in the real world. Instead of seeing a home listed for £150,000, a buyer would see:

Home Price (Paid to Seller): £135,000

Park Transfer Charge (Paid to Site Owner): £15,000

Why should we do this?

Total Transparency: Buyers will see exactly what the physical home is worth and exactly how much the park owner is taking just for allowing the transfer.

Driving Competition: Remember, under the Mobile Homes Act, 10% is a maximum cap, not a mandatory flat rate! If we make these charges public on every single listing, site owners might actually have to start competing. Imagine a park offering a 5% transfer fee to attract better buyers!

We have the power to standardise this across our community and demand that estate agents do the same.
